April 2008 Update

We have opened our model at Bahama Sands in good company. Hard Rock Park opened its $400 Million destination theme park in the same week. Visitors are awestruck by the size of Hard Rock Park and its enormous attractions headlined by “Led Zeppelin - The Ride”. You’ll be head over heels for this roller coaster – 6 inversions per trip, zooming 150 ft. in the air and returning at 65 mph. There are a total of 40 rides and attractions at Hard Rock Park (www.hardrockpark.com) so you’ll be exhausted by the time you get back to Bahama Sands.

We are enjoying the spectacular views from our “office”. It’s a lot more fun to be looking at the beach all day than sitting in a typical workplace!

When you come to the beach, don’t forget to visit the Market Common built by McCaffery Interests, a company with a worldwide reputation for innovative construction that has developed nearly $800,000,000 in real estate. March 2008 Update

Recently several Bahama Sands owners have requested a illustration of the first year income and expense, based on the amendment lowering the purchase price and charging some buyer’s costs to the seller at closing.

Attached please find a projection of income and expense for the 2 Bedroom 2 Bath and 3 Bedroom 3 Bath Bahama Sands condominiums according to the terms in the amendment. Condo Vacations, run by Kerry Stanko, has offered some owners very attractive lease terms also used in these illustrations.

For the first 12 months after closing, Condotels will agree to list your Bahama Sands for resale if you so desire, and charge a minimal 2.5% commission. Mortgage rates in the illustration are based on recent quotes for a typical adjustable rate mortgage in the jumbo category for a 3 Bedroom, 3 Bath condo and the conforming loan category for a 2 Bedroom Bahama Sands Oceanfront Condominium.

Our CPA provided this format to us years ago and it is easy to understand because it is so simple. Certainly your accountant can give you more detailed and current info on faster depreciation for appliances, deductions for business trips to the beach to do maintenance on your oceanfront condo, land cost, and your current tax rate for calculating tax savings. We are real estate agents and always encourage you to consult a professional for advice on legal or tax matters.

Feb 2008 Update

Bahama Sands is complete, the new oceanfront homeowners are moving in, and you can see the new furnishings and accessories on our www.condovacations.net website. Enclosed, please find a photo of the completed project showing the new glass enclosed indoor pool. This pool was not part of the pre-sale plans, but the developers thought it would go well with Bahama Sands glass balconies and glass elevator landings. Along with the columns, arches, barrel tile and other architectural details, everyone agrees no other building in the Crescent Section of North Myrtle Beach is nearly as attractive as Bahama Sands.

After more than 20 of these updates, closings finally began at Bahama Sands and we were glad to see the moving trucks show up, loaded with new furniture for the oceanfront condominiums. You will be happy to see Elevator #3 is taller than the other 2 elevators and will easily accommodate that long sofa or sectional for your oceanfront living room. Distinct Impressions and other designers can reserve this elevator to make sure your furnishings are delivered and set up without the delay of waiting for an elevator. If you have a question about closing, remember the developer is the decision maker, we are just the sales agent.

Hopefully, I didn't miss any homeowners that have visited in 2008. I suspect a few were having too much fun at the beach to drop by the sales office. Having spend so much time on site while Bahama Sands was under construction, I am on vacation most of this month. This will cause me to miss some closings which have been rescheduled while the contractor and developers settle the final construction matters.

The technical experts on our sales team have some new features you will enjoy if you have either a broadband connection or a smartphone. The first is our video blog which will replace this monthly update in a year or so. When visiting the Condotels website, just click on the icon for the latest news about Bahama Sands and other subjects of interest to resort condominium owners. While you are there, click on the cell phone icon to have access to our video blog and updates from your mobile phone. Communication is a key to success and its the reason we finished 2007 as #1 in resales of the newest and best oceanfront condos.

Enclosed please find an article on increased business at local condo rental and hotel firms. Reservations are up 11%, a healthy growth figure for any industry. Experts believe Myrtle beach is gaining popularity with the heavily populated Northeast corridor, stretching from the Washington suburbs to Boston. Residents in this area have excellent demographics and find Myrtle Beach very affordable compared to Delaware, New Jersey, and Massachusetts beach vacations. Vacation rentals are the best source of new sales prospects and we look forward to meeting the new visitors.
